Hello neighbours!  Please, before 4:30pm on Wed 1 Mar, send a quick note of support to coa.tey@toronto.ca with "LETTER OF SUPPORT -- 4 PINE TERRACE (A1107/22TEY) in the subject line.   You can put whatever you want in the note (mentioning that we've been good neighbours might help!) but if you're looking for a quick cut-and-paste thing to send, you can just put "I write in support of Matthew Sergi's application for a zoning variance at 4 Pine Terrace, for a renovation that will increase the square footage of the dwelling and add a dormer to the south side of the roof.  My name is ________ and I live at _________."  (And then put your name and address in those blanks.

I’ve put this page up (at my U of T course website, ha) just so you can get a quick view of the renovations we’re trying to get done at 4 Pine Terrace. We’ve currently got two bedrooms, but we’re a family of four, and little Lark is getting older and needs her own bedroom. Right now, our master bedroom (where Ara and I sleep) has a loft area that overhangs where our bed is. Our plan is to extend the current loft area all the way to the opposite wall, making it a full private bedroom and to add a dormer to the south-facing roof of that new top-floor bedroom (i.e., a window that juts out from the roof), and so to convert our current 2.5-storey/2BR into a 3-storey/3BR space. The only change that will be visible from the outside will be the addition of the dormer to the south side of our roof — that’s it! Below are the plans for the change, so you can get a visual. This is how the dormer addition will look from the side. As you can see, the dormer extends out from our existing roof -- it adds no height at all:

And this is how the south side of 4 Pine Terrace would look after the reno is done (there will be no difference on the north side):
